Gas safety inspections for the Stockport and South Manchester Area 

Current landlord gas safety responsibilities. 
 
If the property is supplied with gas, a landlord has the responsibility to ensure the gas appliances are safe and checked by a qualified Gas Safe registered engineer so that it conforms to The Gas Safety (Installation and Use) Regulations 1998 
 
The gas engineer will issue a gas safety certificate confirming the appliances have been tested and are safe to use. A copy of the certificate will be given to the tenant. 
 
The landlord thereafter has the responsibility to have an annual gas safety check with a new certificate issued after each annual visit.

Smoke and Carbon Monoxide Alarm (Amendment) Regulations 2022: guidance for landlords and tenants

The Smoke and Carbon Monoxide Alarm (England) Regulations 2015 came into force on 1 October 2015. 
 
The Smoke and Carbon Monoxide Alarm (Amendment) Regulations 2022 will come into force on 1 October 2022. From that date, all relevant landlords must: 
 
1. Ensure at least one smoke alarm is equipped on each storey of their homes where there is a room used as living accommodation. This has been a legal requirement in the private rented sector since 2015. 
 
2. Ensure a carbon monoxide alarm is equipped in any room used as living accommodation which contains a fixed combustion appliance (excluding gas cookers). 
 
3. Ensure smoke alarms and carbon monoxide alarms are repaired or replaced once informed and found that they are faulty. 
 
The requirements are enforced by local authorities who can impose a fine of up to £5,000 where a landlord fails to comply with a remedial notice. 

A gas safety inspection consists of checking your internal gas pipe work for soundness making sure you have no leaks, checking the combustion of the appliance making sure it is burning correctly and the emissions are correct also checking the flue pull performance. Also the integrity of the appliance and condition to make sure it is safe to use also you can have an optional service for the appliance at an extra cost.
